Example Rental Rate Calculation

  1. Decide if you are interested in Prime Time, Ferry, or non-Prime Time.  Non-Prime Time is a 40% discount from the Prime Time rates.
     
  2. Decide if you want to stay for 1 or more days, a weekend, or a week (or more).  Weekly rate is the same as 3.5 days, so if you want to stay for more than 3 days, it's cheaper to take the weekly rate.
     
  3. Look under the correct Column, depending on the size of your family/group.  BBay's minimum rate is for 5 people or less (children under 5 are free), so if you have more than 5 people who are 5 yrs. old or older, you will be paying more than the minimum charge.

This net price is $ 10.28 per person per night (503.50/7 nights/7 people= 10.28).

Explanation of Rental Fee Calculation

There is a total of 4 adults, 2 teenagers, and one child under 5 yrs. of age.  The child under 5 yrs is free.  Therefore there are 6 paying customers (4+2=6, 1 free child under 5 yrs. old).

BVP's Off-Season 2007 weekly rate is $450 per week for up to 5 people (rate may have changed since this example was done, click here for latest BVP rates).  This equates to $10.28/person/night ($503.50/7/7= $10.28) or $71.96/person/week ($503.50/7= $71.96).

Competitive Comparison

Compared to a Motel

For the motel equivalency, assuming 2 double beds (sleeps 4 people per room), you would have to find 2 motel rooms at less than $35.96 per night per room (taxes included) to get an equivalent room price.

Motel rates on Manitoulin are generally $60 per night per room.  Therefore motel rooms are 66% more expensive than BVP.

In addition, at BVP you have a full kitchen and dining room, saving the cost of eating out; room to move around, 1/2 acre lot to enjoy, country garden, close to the Providence Bay beach, etc..

Compared to Other Cottages

Here is a comparison of rental rates for cottages in Ontario.  You will see that BVP's rates are 68% to 73% below the median cottage rental rates in Ontario, Canada.

 

 

Case "P":   Prime-Time, 1 week, Group of 11

Our rates are based on  $ per week for up to 5 people, extra people have an extra $/person/night charge.

Children under 5 yrs. old are free.

Basis of Calculation

On Apr. 29, my family  (2 adults, a 5 year old, and a baby 6 months old) decided to rent BVP.  We will rent from the afternoon of Saturday June 4 and leave on the morning of Friday June 9 (5 nights).

Our friends (2 adults, one 5-year old, one 4-year old, and one 3-yr old) will stay from evening of Saturday June 4 through morning of Wednesday June 7 (4 nights).

Explanation of Rental Rate Calculation

You are in Prime Time (May 15 - Oct. 15), therefore Prime Time Rates apply.

You are staying more than a day, but less than a week, including a weekend.  BVP's weekly rate is cheaper than 3.5 days at the daily rate, so doing the weekly rate is better for you, even though you won't use all the available rental period. Weekly rate is still cheaper than combining the weekend plus some extra days at the daily rate.

Children under 5 are free, so there is only 3 paying customers in your family, and 3 paying customers in your friend's family.

The $750/wk minimum is for 5 people or less (rate may have changed since this example was done, click here for latest BVP rates). That is $24.27/person per night ($922.20 / 7 / 5=$24.27).

With 3 paying in your family, you have 2 additional spots paid but not used (5 for $750 but only 3 family members).  Your friend's family can make use of these 2 additional spots.  That mean of the three paying people in your friend's family, 2 will be in the $750/wk minimum charge, and there will be 1 extra person charge.

BVP charges $30.00/person/night for extra people.

The extra people in your friend's family are staying 4 nights, so the extra charge is $30*4 nights*1 person=$120.00

Adding the minimum charge for the week, we get a total rental fee of $870.00       ($750 + 120.00= $870.00)

There is 6% GST for a grand total of $922.20 (total cost of rental).

This rental fee is normally due 3 months before the start of your rental (rental starts on June 4, so 3 months before this is March 4.  Since it is already Apr. 29, the full rental fee is due with your application.

The damage deposit is $500 (refundable within 2 weeks after the end of the rental, provided all is OK).

Your total cash flow is $1,422.22 at maximum, reducing to a total cost of $922.20 after the rental deposit is returned.

Competitive Comparison

Compared to a Motel

For the motel equivalency, assuming 2 double beds (sleeps 4 people per room), you would need 13 night-rooms.  You would have to find motel rooms at less than $66.92 per night per room (plus tax) to get an equivalent room price.
