Explanation of Rental Fee Calculation

There is a total of 4 adults, 3 teenagers, and one child under 5 yrs. of age.  The child under 5 yrs is free.  Therefore there are 7 paying customers (4+3=7, 1 free child under 5 yrs. old).

BBay's non-Prime-Time 2005 weekly rate is $400 per week for up to 5 people (substitute latest rate).  This equates to $11.43/person/night ($400/7/5= $11.43) or $80/person/week ($400/5= $80).

For the first 5 paying customers, it's $400  All the rest (the remaining 2 paying customers, 7-5= 2) are charged the same rate of CDN$11.43 per person per night.

7 people x $80/person/week= $560.00 per week for 7 paying customers

Since this is more than the minimum charge ($400), we will pay $560.00

Compared to a Motel

For the motel equivalency, assuming 2 double beds (sleeps 4 people per room), you would have to get 2 motel rooms at less than $40 per night (taxes included) to get an equivalent room price.

Motel rates on Manitoulin are generally $60 per night per room.  Therefore motel rooms are 30% more expensive than BBay.

In addition, at BBay you have a full kitchen and dining room, saving the cost of eating out; room to move around, 113 acre forest to enjoy, canoe, private beach, etc..

Basis of Calculation

My family (2 adults, a 5 year old and a baby 6 months old) would stay from Saturday June 4 and leave morning of Friday June 9 (5 nights).

Our friends (6 adults, two 5-year olds and two 4-year olds) will stay from Saturday June 4 through morning of Wednesday June 7 (3 nights).

Explanation of Rental Rate Calculation

You are in Prime Time (May 15 - Oct. 15), therefore Prime Time Rates apply.

You are staying more than a day, but less than a week, including a weekend.  BBay's weekly rate is cheaper than 3.5 days at the daily rate, so doing the weekly rate is better for you, even though you won't use all the available rental period. Weekly rate is still cheaper than combining the weekend plus some extra days at the daily rate.

Children under 5 are free, so there is only 3 paying customers in your family, and 6 paying customers in your friend's family.

The $850/wk minimum is for 5 people or less (2005 rates, substitute latest rates). That is $24.29/person per night ($850 / 7 / 5=$24.29).

With 3 paying in your family, you have 2 additional spots paid but not used (5 for $850 but only 3 family members).  Your friend's family can make use of these 2 additional spots.  That mean of the six people in your friend's family, 2 will be in the $850/wk minimum charge, and there will be 4 extra people.

BBay charges $24.29/person/night for extra people (same as weekly rate).

The extra people in your friend's family are staying 3 nights, so the extra charge is 24.28*3*4=$437.15

Adding the minimum charge for the week, we get a total rental fee of $1287.15       ($850 + 437.15= $1287.15)

There is 7% GST for a grand total of $1,377.25 (total cost of rental).

This rental fee is normally due 3 months before the start of your rental (rental starts on June 4, so 3 months before this is March 4.  Since it is already Apr. 29, the full rental fee is due with your application.

The damage deposit is 50% of the rental rate, or $688.62 (refundable within 2 weeks after the end of the rental, provided all is OK).

Your total cash flow is $2,065.87 at maximum, reducing to a total cost of $1,377.25 after the rental deposit is returned.

The only additional charge is the energy cost.  BBay's cottage is Green Powered for electricity, generated by our wind and solar power system.  However, we use propane for the kitchen stove, fridge, and hot water heater; and gasoline for the backup generator.  To ensure maximum energy efficiency, we have a "User Pays" system for fuel.  Assuming you don't exceed the solar/wind generating capacity, you will not have to run the generator.  Therefore, it's only propane that could cost extra.  The main user of propane is hot water heating (large amount needed to heat water & keep it hot), then the fridge (small continuous flow 24 hrs/day), and a little bit for the stove electrical (large flow for 30 min/day).

If you shower continuously for 1 week, you will consume approx. 45 # of propane for a cost of approx. $60.00  If you take a reasonable number of showers, your propane cost will probably be $20.00 for the week.

For the motel equivalency, assuming 2 double beds in each room (sleeps 4 people per room), you would have to get 1 room for 5 nights plus 3 rooms for 3 nights for a total of 14 room-nights.  You would have to find motels rooms for less than $91.94 plus GST per room per night to get an equivalent room price.

Motel rates on Manitoulin are generally $60 per night per room.  Therefore motel rooms are 34% cheaper than BBay (mainly due to staying only part week, but charged for a full week).

In addition, at BBay you have a full kitchen and dining room, saving the cost of eating out; room to move around, 113 acre forest to enjoy, canoe, private beach, etc..
